Woburn & Tewksbury, MA - Sr. Facilities Planner

Raytheon Technologies Enterprise Services (ES) has an opportunity for a Senior Space Planner/project manager within our Real Estate Services organization, joining the Facilities Engineering, Planning and Project Management team. This role will be based in Massachusetts reporting to the Manager of Space Planning & Office Project Delivery and will provide space and occupancy planning services to Raytheon Technologies consumers and projects at multiple MA locations. The position requires frequent onsite presence at these locations to perform field verifications and condition assessments as well as to ensure coordination of efforts with building management, trades & contractors, architectural & engineering services service providers, and furniture dealers/installers.

Facilities Space Planners are an integral member of the project delivery team who support RTX businesses by both providing recurring move/add/change workplace support and drawing maintenance to assigned buildings as well as project planning support and coordination when the demands of the business call for it. The ideal candidate is a great communicator with a positive attitude who can efficiently develop his or her network at assigned location(s), understand the demands of the business, and translate them to achievable space and occupancy plans. Strong interpersonal skills are a must for this role as building trust, driving alignment with consumers and service partners, and managing consumer expectations are critical to success. This role will join a team of space planners who enjoy a healthy workload in which we are active in planning that ranges from small rearrangements and FF&E refreshes to full building re-stacks and implementation of Raytheon Technologies’ Office of the Future strategy. That said, a candidate who is self-directed and enjoys the pace of being spread across multiple assignments simultaneously is the type of individual who will thrive in this role.

Job Responsibilities:

  • Conduct engagements with internal consumers to document and develop project requirements

  • Develop space plans & test fits incorporating consumer requirements and RTX Workplace Design Guidelines using AutoCAD and data analysis

  • Develop employee group move plans and/or major restack plans that support project or building occupancy objectives and adjudicate with internal stakeholders and service partners

  • Develop budgetary estimates and schedules for assigned work tasks

  • Develop requests for proposal (RFP’s) for furniture, fixtures, and equipment procurement

  • Coordinate plans with fellow project managers, facilities engineers, facilities operations leads, and Digital Technology partners to ensure assignments are planned holistically

  • Maintain master architectural CAD drawings and furniture for assigned location(s) of work

  • Maintain 1.4MSF computer aided facility management (CAFM) drawings and space data in FM: Interact

  • Coordinate day-to-day move/add/change (MAC) across 3,500 employee base – personnel moves, ergonomic assistance, office rearrangements

  • Supports the completion of periodic office space condition assessments and provides summary reports to planning leads to help inform workplace modernization roadmap

  • Place purchase requisitions for furniture and other workplace equipment as required

  • Create occupancy reports as required by the space planning lead

    Required Skills:

  • Prior experience in facilities space planning or facilities management where space planning was a focus area

  • Can travel locally between MA locations – predominantly Woburn MA and Tewksbury MA – to complete work assignments

  • Project management experience & understanding of facilities project sequencing, budgeting, and scheduling

  • Superior organization skills and ability to work multiple assignments simultaneously

  • Excellent written and oral communication skills

  • Proficient in Microsoft O365 applications – specifically Powerpoint, Excel, and Outlook - capable of analyzing occupancy and space data using Excel and create concise Powerpoint briefings on occupancy strategy and space plan proposals

  • Previous experience as a customer relation manager to a corporate client and well versed in managing expectations

  • Proficient in AutoCAD 2017 or newer

  • Familiarity with building electrical, mechanical, and plumbing systems as they related to furniture plans and space design

    Desired Requirements

  • Previous experience as a space planner in a large, matrixed organization

  • Proficient Microsoft Project, O365, Teams, Zoom and Adobe products

  • Experience with computer aided facility management tool FM: Interact 8.5 or newer

  • Project management certification

  • Strong understanding of IFMA, ANSI/BOMA, ADA and MA state building codes

  • Previous experience with NISPOM DoD Closed Area construction guidelines and ICD705 secure space construction

  • General understanding of capital infrastructure and building systems

  • Ability to draft SOW’s and vendor bid documents while tracking project spend and facilities cost components

    Required Education and Experience

  • This position typically requires a Bachelor’s degree in Engineering, Architecture, Interior Design, Facilities Management, or related field and 5 years of experience, in lieu of degree 9 or more years of applicable professional work experience will be considered
